The house is 36.8 years old, and the total cost of repairing the house is 5,321,000 yen. That was it. Looking at the type of housing, the average price for wooden construction was 4,702,000 yen. Repair costs rise sharply when the building is over 45 years old, with an average of 7,482,000 yen for 45 to 49 years old and an average of 6,300,000 yen for 50 years old. The average repair cost for reinforced steel structures is 6,177,000 yen, which is more than 1,400,000 yen higher than that for wooden structures. In addition, repair costs exceeded the average for buildings aged 40 years or more, with an average of 7.436 million yen for buildings aged 40 to 44, an average of 8.813 million yen for buildings aged 45 to 49, and an average of 14.75 million yen for buildings aged 50 years. . The total cost of repairs seems to be quite high.
8.3% of people save monthly repair expenses. Most of it comes from savings
Then, how does everyone prepare for such a large amount of repair costs? Only 8.3% of respondents set aside monthly repair expenses. In the case of condominiums, repair costs are often set aside, but in the case of detached houses, it was found that more than 90% did not set aside. The average monthly repair cost of those who have saved is 25,000 yen, the average total repair cost is 2,453,000 yen, and the average period of saving is 14.7 years. When we asked people who did not save money every month from where they paid for repair expenses, 76.7% came from “savings” that they did not save as repair expenses, 11.0% from “retirement allowance”, and 8.2% from “bonus” renovation loans. “Borrowings” such as 7.9%.
